An agent that knows the building…?
It was recently brought to my attention that some condo owners in the Pearl District selected an agent to sell their condo because the agent knew the building. While it is important for an agent to understand the nuances of the building they have a listing in, it is way more important to select an agent the knows how to market that building. Why is this so important? It’s important because 93% of condo buyers are now searching the internet when buying a condo and they are often searching for a building they may like. They will also try to discover the HOA fees of the building to see if it is affordable. You would think an agent that knows the building, such as the agent in this case,would show up when buyers do these searches. Nowhere in sight. What was really interesting in regards to this listing was that I actually showed this particular listing to some buyers of mine. They really liked the unit, in fact, we spent almost 45 minutes looking at it. What was really interesting to me is that I never got a call back from the listing agent for feedback! Buyers spending almost 45 minutes in any condo is a GOOD SIGN! The bottom line an agent may portray that he really knows the building and that is great…but the reality is they have to be good at marketing the building, themselves, their listings and in regards to getting feedback…good at marketing to other agents!
At the beginning of the day it’s all about the possibilities…at the end of the day it’s about the results!
